Common questions
Is the Greek Golden Visa still €250,000?
Only for converted commercial buildings and restored listed buildings. A standard home needs €800,000 in Attica, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 residents, and €400,000 elsewhere.
Can I combine two apartments to reach the minimum?
No. The investment must be one property.
Is there a minimum size?
Yes, 120 m² of main floor area for the €400,000 and €800,000 routes. There is no minimum size on the €250,000 route.
Can I buy a property that needs renovation?
Yes, as long as it meets the price and size rules when you buy it. For the €250,000 route, the conversion or restoration must be finished before you apply.
Do I have to live in Greece?
No. There is no minimum stay to keep the permit.
Can I pay for the property from abroad?
Yes. You open a Greek bank account, usually by power of attorney, and the price is paid to the seller by bank transfer. Cash is not accepted.
How long is the permit valid?
Five years, renewable for another five years each time, as long as you still own the property.
Can I rent the property out?
Yes, on a long-term lease. Short-term rentals of under 60 days are not allowed.
Can I sell the property later?
Yes, but if you sell while the permit is valid, the permit is revoked. You can swap to another qualifying property if you buy the new one first and the authority approves.
Who in my family is included?
Your spouse, your unmarried children under 21 and your spouse's children, and the parents of both spouses.
How long does the process take?
In our experience about three months on average from the first call to a completed purchase and filed application. The authority then has an official target of 50 to 60 days to decide.
Can I get a mortgage?
Yes. The full minimum amount must be paid to the seller through a bank, but part of it can be financed with a mortgage from a Greek bank.
What does the government charge?
€2,000 for the main applicant's permit and €16 for the card. Family members' permits are charged separately.
Do I need to come to Greece at all?
Usually once, to give fingerprints for the permit card. A lawyer with your power of attorney can handle everything else.
